A completed eight-unit townhome project on an urban infill site in Kelowna. The development was designed to balance livability, neighbourhood fit, and a clear, buildable response to the practical constraints of the property.
Urban infill planned carefully from the outset
Inkar Road Townhomes is an eight-unit multi-family project designed for a tightly constrained urban infill site in Kelowna. From the outset, the project required a careful balance between density, livability, servicing, and buildability. The goal was not simply to fit as many units as possible onto the property, but to make a compact development work in a way that still felt practical and coherent.
To achieve eight units on the site, the planning had to be deliberate at every level. Unit sizes are relatively compact, with two-bedroom layouts that make efficient use of the building footprint, but the design work focused on ensuring that the development did not feel overly repetitive or stripped down. Even within a tight overall framework, the project creates some variation between units, with a mix of more premium homes and more attainable options within the same development.
A great deal of the work happened in the constraints rather than the visible gestures. Visitor parking had to be handled creatively, spatial separation to the south required close attention, and coordination with civil engineering was essential throughout. Waste management also needed a more efficient response than a conventional layout would allow, leading to the use of a Molok system to handle garbage collection in a more space-conscious way.
The result is a project that reflects the realities of urban infill work: tight, technical, and highly planned, but still capable of producing clear, livable homes within a denser format. It is a practical project, but one that shows how careful planning can make a constrained site do more.
